Promissory Note and Short Form Deed of Trust

Short Form Deed of Trust and Assignment of Rents

This document is used to secure the promissory note by using real property as collateral. When filing a Deed of Trust, it places an encumbrance or lien on the real property. If the loan is not paid, then the lender can foreclose on the property to recover any unpaid debts. If the loan has been fully paid you must file a Full Reconveyance in order to remove this lien off the property.
